Recent Infrastructure Development.

Mariakani’s growth has been driven by major infrastructure projects that have improved connectivity and accessibility.

Road Network Expansion: Mariakani–Kaloleni–Mavueni Road.

This 60km road connects Mariakani to Kaloleni and Mavueni and is a key transport corridor for farmers, tourists and investors. It provides an alternative entry into Tsavo National Park for tourists from Kenya’s north coast. Since 2006 the Kenyan government through Kenya National Highway Authority has been upgrading this road from gravel to bitumen surface with proper drainage systems. The upgrade was awarded to Mulji Devraj & Brothers Limited at a cost of KSh 2.3 billion fully funded by the Kenyan government.

Kwa Jomvu–Mariakani Road Upgrade.

A major project launched on March 2, 2025 involves upgrading the Kwa Jomvu–Mariakani road into a four and six lane dual carriageway. This is the second phase of the Mombasa-Mariakani (A109) Road Project with the first phase (Mombasa–Kwa Jomvu) completed in 2022.

The project is financed under the Global Gateway EU–Africa Strategy with the European Investment Bank (EIB Global) and German Development Bank (KfW) providing concessional loans of Sh13.6 billion (€100 million) and the European Union (EU) providing a Sh2.7 billion (€20 million) grant matched by the Kenyan government.

Other Regional Development Projects.

The expansion of roads connecting Mariakani and the Dongo Kundu Bypass launched in 2016 has also improved accessibility from Mombasa. Phase II of the Dongo Kundu bypass which connects west of Mombasa to the south without going through the congested Likoni crossing channel has already started construction.

Economic Impact and Future Prospects.

The infrastructure developments have boosted economic growth in Mariakani:

  1. Industrial Growth: Mariakani is growing as an industrial urban center with increased demand for housing and commercial property.
  2. Property Value Appreciation: Real estate values have appreciated significantly with experts from 2020 predicting that “in the next two years Mariakani will be a hot cake” – a prediction that is coming to pass.
  3. Urban Development Plans: Mariakani has integrated sustainable urban development plans allowing for controlled development and is set to be given municipal status
  4. Housing Market: Mombasa’s growing population and unmet housing demand has spilled over to Mariakani.

Conclusion.

Mariakani is a fast growing frontier in Kenya’s coastal region with huge growth potential. The combination of affordable land prices, strategic location and major infrastructure developments has made it an attractive investment destination. The ongoing road projects especially the Kwa Jomvu–Mariakani road upgrade will further improve connectivity and accelerate property value appreciation in the next few years.

For investors and homebuyers Mariakani offers an opportunity to get in a market that is still affordable and benefit from the growth and development. As infrastructure improves and urban development plans take shape Mariakani will be an important economic and residential hub in Kaloleni Constituency and Kilifi County.
