Kaloleni is a town and a constituency in Kilifi County, Kenya, 50 kilometers north of Mombasa. This report looks at the geographical, demographic, economic and development aspects of the area, housing market, land prices and recent infrastructure developments.

Geographical and Demographic Overview.

Kaloleni Constituency is one of the 7 constituencies in Kilifi County created in 1988. It has several locations including Kaloleni, Kayafungo, Mariakani, Jibana, Mwanamwinga, Ruruma, Rabai, Kambe and Ribe. The constituency has a population of 192,682 according to the 2019 census. It covers an area of 909 square kilometers with a population density of 217 people per square kilometer.

The town of Kaloleni itself is a smaller area of 0.672 square kilometers with a population of 12,933 people resulting in a high population density of 19,249 people per square kilometer. The demographic breakdown is:

  • Male population: 6,288 (48.6%).
  • Female population: 6,645 (51.4%).
  • Median age: 16.3 years (much younger than national average).

The town has experienced high population growth of 185.7% from 1975 to 2015 and 42.1% from 2000 to 2015. The constituency is divided into several County Assembly Wards including Kaloleni Ward, Kayafungo Ward, Mwanamwinga Ward and Mariakani Ward.

Socio Economic Profile.

Kaloleni is one of the poorest and least developed regions in Kenya. The main economic activity in the constituency is agriculture with cashew nut being the major cash crop although prices have declined significantly in recent years. The area has several socioeconomic challenges:

  • High levels of absolute and food poverty. 
  • High malnutrition rates.
  • High infant mortality.
  • High unemployment.
  • Low primary and secondary school enrollment.

The area has historically had water challenges with over 50% of Kaloleni Primary School students being orphans, many due to AIDS related deaths of parents. However, as will be seen later in this report, recent infrastructure developments are addressing some of these challenges.

Housing Market Analysis.

The housing market in Kaloleni reflects the area’s socioeconomic status with relatively low prices compared to bigger urban centers in Kenya.

The housing market seems to be most active in the Mariakani area of the constituency which is strategically located along the Mombasa-Nairobi highway and is developing into a commercial hub.

Recent Infrastructure Developments.

Kaloleni has seen significant infrastructure developments in recent years addressing some of the long standing challenges in the constituency:

Huduma Center Construction.

The government has started constructing a Huduma Center in Kaloleni at a cost of KSh 23 million. The project is expected to be completed by the end of 2025 and operational by early 2026. This will enable residents to access government services locally instead of traveling to Mombasa or Kilifi.

Water Infrastructure Rehabilitation.

A major water project has been completed with the rehabilitation of Kajongooni and Biningala mega boreholes that had been dormant for over 10 years. This project by Islamic Relief in collaboration with Kilifi County Government has brought relief to over 50,000 residents in Kayafungo and Biningala areas. The project included:

  • Solar powered pumping systems.
  • Modern equipment and water tanks.
  • Water kiosks and livestock troughs.
  • Security fencing around the borehole sites.

Road Infrastructure.

Kenya Rural Roads Authority (KeRRA) has planned road maintenance projects for 2024/25 financial year in Kaloleni Constituency including:

  • C236: Kizurini – Mihingoni Road.
  • C236: Mihingoni – Nguruweni Road.

These projects will improve connectivity within the constituency and neighboring areas.

Development Funding.

The constituency received CDF allocation of KSh 170,555,393.5 for 2024/2025 financial year. These funds are invested in local development projects including schools, healthcare facilities and other community infrastructure.

Conclusion.

 Kaloleni Constituency is a mixed bag: a region with many challenges but also showing signs of development. The real estate market reflects the area’s rural/semi-rural nature with housing and land prices being relatively low compared to major urban centers in Kenya.

Recent developments in water and government services indicate progress in addressing some of the constituency’s long standing challenges. Mariakani’s location along Mombasa-Nairobi highway has positioned it as a growth center in the constituency.

For investors and residents, Kaloleni offers affordable land and housing with potential for appreciation as infrastructure improves. However, the area’s development is hindered by poverty, unemployment and limited access to some services. The ongoing projects, if completed and maintained, will greatly improve the quality of life and economic potential of the area in the next few years.
