Administratively Kaptagat is one of the three wards (alongside Kapsoya and Ainabkoi/Olare) that make up Ainabkoi Constituency which was created in 2010 after being carved from the former Eldoret East Constituency. The area falls under Ainabkoi sub-county in the Uasin Gishu County governance structure.
The region has a moderate climate classified as “Marine west coast, warm summer” (Cfb) with an average temperature of 18.85°C (65.93°F) which is slightly lower than Kenya’s national average. It receives 219.24 millimeters of rainfall annually and has high humidity levels of 72.72% throughout the year. These climate conditions combined with the high altitude make it the perfect training ground for long distance runners. No population figures are available for Kaptagat Ward in Uasin Gishu but the neighboring Kaptagat in Elgeyo-Marakwet had a population of 3,878 as of 2015 with a high population density of 28,686 people per square kilometer. The area has experienced rapid population growth of 559.5% between 1975 and 2015 and 121.1% between 2000 and 2015.
Athletic Heritage and Global Recognition.
Kaptagat is a global training hub for elite Kenyan long distance runners. The high altitude, moderate climate and natural terrain provides the perfect environment for training for both established champions and aspiring runners.
The area has several training facilities including Great Rift Valley Sports Camp and Global Sports Communication’s athletics training camp. Notable athletes who train in the area include Eliud Kipchoge, former world record holder and Olympic gold medalist, Faith Kipyegon, Elijah Lagat, Moses Tanui and Brimin Kipruto.
The Kaptagat athletic camp founded in 2002 is a structured training environment where 25 athletes live and train six days a week. Besides physical training the camp emphasizes discipline and mentorship with senior athletes guiding younger ones in what Patrick Sang the camp’s founder calls a “school of life”. The facility has a 400-meter track and accommodation where athletes live communally from Monday to Saturday, follow strict training regimens and share household responsibilities.
Tragically Kaptagat was also the site where marathon world record holder Kelvin Kiptum died in a car accident on February 11, 2024.
Land and Property Market.
The real estate market in Kaptagat is mainly focused on agricultural land and residential plots with prices reflecting the area’s growing development potential and strategic location. Current land prices as of April 2025 vary based on location, accessibility and land use.
Farmland for Sale in Kaptagat-Farmland Prices.
Agricultural land in Kaptagat is highly valued given the area’s suitability for multiple farming activities:
- Plateau Kileges land is priced at around KSh 1,300,000 per acre.
- Kipkabus, Eldoret which is within Kaptagat area arable land is priced at KSh 1,600,000 per acre.
The higher prices for larger agricultural parcels is due to their development potential and existing infrastructure. For example the 18-acre parcel in Kipkabus has features that justify its higher price:
- Man-made dam and piped water supply.
- Electricity connection.
- Fencing.
- Murram road access.
- Clean documentation with title deeds.

The land market in Kaptagat seems to be active with multiple listings for both agricultural and residential properties. This is likely due to the ongoing infrastructure development and the area’s growing profile.
Recent Infrastructure Development.
Kaptagat and Ainabkoi Constituency have seen significant infrastructure investments in the recent past focusing on roads, water systems and environmental conservation. These developments are improving the area’s accessibility, livability and economic potential.
Road Infrastructure.
Several roads in and around Kaptagat are being developed:
- In nearby Kapsaos ward the Tairi Mbili–Joyland–Mama Franco road has been graded and gravelled.
- The RCEA Lamaiywet box culvert in Kapsaos ward is complete, improving drainage and road stability.
- Kewet road in Ainabkoi/Olare Ward has been upgraded, connecting Burnt Forest and Block 9 which had been neglected for decades according to local residents.
- Kenya Urban Roads Authority (KURA) is implementing several projects in the constituency including Elgon View–Sugunanga Bridge, Saroiyot–Plateau Road and Ngeria Junction–Plateau Road.
These roads are crucial for local farmers who rely on transportation infrastructure to move their produce to Burnt Forest and Eldoret.
Water and Sanitation Projects.
Access to clean water has been a priority:
- A new water project at Koibarak Primary School in Kapsoya Ward has a solar powered system, underground water tank and elevated steel tower.
- This project extends water to the surrounding community through three additional water points.
- A solar powered water pump installed through the “Greening Kaptagat” project supplies clean water to 172 households, a school, a church and a mosque.
- Multiple dam construction projects have been implemented in Uasin Gishu and Elgeyo-Marakwet counties with at least 9 dams completed in Uasin Gishu alone.
Environmental Conservation and Economic Empowerment.
Kaptagat is the focus of significant environmental restoration and community development:
- The 9th Kaptagat restoration initiative will rehabilitate 500 hectares of the Kaptagat forest ecosystem.
- Previous efforts have restored approximately 95% of the degraded Kaptagat Forest with the remaining 80 hectares to be restored in the next initiatives.
- The multi-stakeholder “Kaptagat Integrated Restoration and Livelihoods Improvement Programme” benefits 28,000 forest adjacent households through several integrated components:
- “Pesa Mfukoni” enhances household incomes through livestock improvement and cash crop farming.
- “Kawi Safi Nyumbani” promotes clean energy through biogas and solar lighting.
- “Maji Nyumbani” focuses on water access through various technologies.
- “Mazingira Safi” reinforces climate action through carbon projects and restoration.
This programme provides participating households with high-yielding dairy cows, support for cash crop cultivation and access to clean energy sources. Early results show significant increase in milk production with some households reporting from 3 liters to 20 liters daily. Not all projects have been successful. An Auditor General’s report raised concerns about misuse of Sh147.7 million allocated for a bamboo demonstration project in Kaptagat Forest between 2017 and 2022. The site is neglected with minimal activity despite the huge funding.
Conclusion.
Kaptagat is an interesting case study of an area transforming while maintaining its identity. Its international recognition as an elite athletic training ground contrasts with its rural setting and agricultural base. The area’s location, climate and ongoing infrastructure development has led to population growth and increasing property values.
The integrated approach to development being implemented in Kaptagat (environmental conservation, infrastructure development and economic empowerment) is a model for sustainable rural development. While there are challenges (project implementation and fund utilization) the overall trend is upward.
For investors, the current moderate land prices and ongoing infrastructure development presents opportunities especially in agricultural and residential properties. However, the varying pace of development across sectors and accountability issues with some projects means due diligence is key before investment.
As Kaptagat continues to evolve, balancing its athletic heritage, environmental significance and development needs will be crucial to ensure sustainable growth that benefits both current residents and future generations.
