Kahawa is a mixed-use settlement strategically positioned along Thika Road, straddling both Kiambu and Nairobi counties. The area is electorally divided into four distinct wards: Kahawa and Kahawa West in Nairobi County, and Kahawa Wendani and Kahawa Sukari in Kiambu County. This administrative division creates a unique governance structure where residents may receive services from different county governments despite being part of the same general locality.

Originally a coffee-growing region (the name “Kahawa” means coffee in Swahili), the area retains some of its historical character while embracing urbanization. Despite its proximity to Nairobi’s central business district, approximately half of Kahawa falls administratively under Ruiru, while other sections including Kenyatta University, Kahawa Barracks, Kiwanja, and portions of Githurai 44 are administered through Kasarani.

Kahawa forms an integral part of Roysambu Constituency, which spans 48.80 square kilometers and had a recorded population of 202,284 according to the 2009 census. The constituency is subdivided into five wards: Githurai, Kahawa West, Zimmerman, Roysambu, and Kahawa. The area’s educational landscape is enriched by prestigious higher learning institutions including Kenyatta University and United States International University Africa, attracting students from both national and international backgrounds.

Historical Significance.

The Kahawa Barracks area, which partly forms the border with Nairobi County, has historical significance as it was previously a British Army base before Kenya gained independence. Today, this site hosts the Kahawa Army Base of the Kenyan Army, continuing its military heritage while adapting to modern defense needs.

Recent data indicates that house prices have been experiencing some fluctuation, with the Kenya Bankers Association Housing Price Index showing a decline of 1.1% in the third quarter of 2024 compared to the previous quarter, and a more substantial year-on-year drop of 14.28%. This creates a potentially favorable environment for homebuyers while presenting challenges for developers. 

For specific property types, a 4-bedroom house in Kahawa Sukari was listed at KSh 38,000,000 as of April 2025, indicating the higher end of the market in this particular ward. The average cost of houses in the low-market segment, which includes Kahawa Wendani, stood at approximately KSh 8.17 million according to 2022 data.

Rental properties in the broader Roysambu area, which includes Kahawa, show the following price ranges:

Land prices in Kahawa and the broader Roysambu area vary significantly based on location, size, and zoning classification. The average price for land in Roysambu stands at approximately KSh 35.15 million for plots averaging 1,250 square meters, with entry-level plots starting from KSh 7 million. 

Commercial plots command premium prices, particularly those located near major highways and commercial centers. For example:

– A 40×80 commercial plot behind TRM mall was listed at KSh 18,000,000.

– Prime commercial land (1 acre) behind Safari Park Hotel was priced at KSh 158,000,000.

– Land in Roysambu Kasarani, off Thika Road, was valued at KSh 65,000,000. 

 

Residential plots show somewhat lower but still substantial pricing:

– A half-acre residential plot in Garden Estate was listed at KSh 40,000,000.

– A 0.07413-acre plot in the nearby Marurui area was available for KSh 8,500,000.

 

The differential in land prices reflects the strategic importance of location, with plots near major roads and commercial centers commanding significantly higher prices due to their development potential.

Current Property Market Analysis.

Informal Settlement Upgrades.

In August 2024, Nairobi Governor Sakaja Johnson launched major infrastructure upgrades in several informal settlements, including Kahawa Soweto, under the Kenya Informal Settlement Improvement Project (KISIP II). This initiative aims to improve roads, drainage systems, and lighting infrastructure in these areas. The governor emphasized that his administration’s vision extends beyond merely upgrading these settlements to completely eradicating slums, highlighting a long-term development strategy for areas like Kahawa Soweto.

The project involved compensating affected persons with a KSh 7 million payment and is structured in phases to ensure systematic improvement of living conditions in these densely populated areas.

 Road Infrastructure Challenges.

Despite development initiatives, residents of nearby Lumumba Drive in Roysambu staged protests in March 2025 over the poor condition of roads in the area. Demonstrators highlighted how seasonal rains had exacerbated existing problems, creating potholes and flooding that made roads nearly impassable and disrupted daily activities and businesses[6].

Residents complained that “The roads in the whole Roysambu constituency are in bad shape. The drainages are poor yet it looks like the rainy season is here,” indicating widespread infrastructure challenges affecting Kahawa and neighboring areas.

Building Safety Concerns.

Recent incidents have highlighted building safety issues in the area. In October 2024, a building collapsed in Kahawa West, which was subsequently revealed to have been constructed without proper approval from the Nairobi County Government. More recently, in April 2025, the National Construction Authority ordered the evacuation of another unsafe residential building in Kahawa West due to structural integrity concerns.

This four-storey building, comprising 20 one-bedroom units, had been occupied for over a decade but exhibited serious structural issues including compromised load-bearing areas, cracking structural components, and significant dampness. The owner was instructed to demolish the structure immediately. These incidents underscore challenges with construction regulation enforcement in the rapidly developing area.

Transportation Infrastructure.

Kahawa’s connectivity is enhanced by its position along the Kenya-Uganda Railway. Since 2016, the area has been served by suburban trains of the Nairobi rail service, improving public transportation options for residents. The area’s proximity to Thika Road (a major highway) also provides convenient road connectivity to Nairobi’s central business district and other parts of the metropolitan region.

Conclusion

Kahawa in Roysambu constituency presents a complex profile of opportunities and challenges. Its strategic location between two counties, proximity to major educational institutions, and relatively affordable housing make it attractive to middle-income residents. However, infrastructure challenges, particularly relating to road conditions and building safety, indicate areas requiring significant government intervention. 

The declining house prices observed through 2024 may present opportunities for first-time homebuyers while challenging developers and current property owners. Land prices remain robust, particularly for commercial plots near major thoroughfares, indicating continued investor confidence in the area’s long-term development potential. 

As infrastructure initiatives like KISIP II progress and county governments address road maintenance issues, Kahawa’s desirability as a residential and commercial location is likely to increase, potentially leading to property value appreciation in the medium to long term. The area’s continued evolution will depend significantly on the effectiveness of public infrastructure investments and enforcement of building regulations to ensure sustainable development.
