Makuyu also known as Kenol is a settlement located at 0°54′S 37°11′E in Muranga County at an elevation of 1,394 meters above sea level. It is located at the eastern border of Machakos County and near Kiambu County to the south. The settlement is part of Maragwa Constituency, one of the seven constituencies in Muranga County.

Maragwa Constituency covers an area of approximately 152.60 square kilometers though some sources indicate a larger area of up to 547.2 square kilometers. The constituency borders Machakos County to the east, Embu County to the northeast, Kiharu Constituency to the north, Gatanga Constituency to the south, Kandara and Kigumo constituencies to the west. Administratively Maragwa Constituency is divided into six wards:

  1. Kimorori/Wempa.
  2. Makuyu.
  3. Kambiti.
  4. Kamahuha.
  5. Ichagaki.
  6. Nginda.

These wards are further subdivided into 34 sub-locations creating a comprehensive administrative structure that enables governance across the constituency.

Demographics and Population Trends

The Makuyu demographic profile shows interesting trends over the past few decades. According to available data the settlement has:

  • 72 residents in 1975.
  • 1,195 residents in 1990.
  • 4,076 residents in 2000.
  • 3,182 residents in 2015.This is a 4,319.4% population growth from 1975 to 2015 despite a 21.9% decline between 2000 and 2015. Recent projections have Makuyu population to be 12,541 by 2020 with 10,241 in urban areas and 2,365 in metropolitan zones.

The gender distribution shows a slight female majority with 1,548 males (48.6%) and 1,634 females (51.4%) in 2015. The median age is 20.5 years (19.3 for males and 21.7 for females) reflecting Kenya’s broader demographic youth bulge.

For Maragwa Constituency as a whole the 2009 census had 152,272 residents (74,712 males and 77,560 females) with projections of 182,282 by 2018, 189,403 by 2020 and 196,170 by 2022 based on a moderate annual growth rate of 0.4%.

Economic Activities and Land Use

Maragwa Constituency has fertile land that supports diverse farming activities. The main economic activities are:

  1. Cash crop farming: Coffee and tea growing is the backbone of commercial farming in the area.
  2. Horticulture: A major income generating activity across the constituency.
  3. Subsistence farming: Practiced by a significant portion of the population to meet household food needs.
  4. Commercial farming: The constituency has Kakuzi Ltd, a multinational agribusiness conglomerate dealing in horticulture, forestry and livestock.
  5. Food processing: There are several factories in the area including Equatorial Nuts Factory, Afrimark Nuts and Sun Mango.

The constituency is near Del Monte farms and various private wood treatment plants making it an agricultural and industrial hub and creating employment opportunities for the locals.

  1. Agricultural land in Makuyu is available at KSh 1 million per acre for large parcels (43 acres).2. Smaller plots for residential development are priced at around KSh 600,000 for 50 by 100 plots in Makuyu Edenvilla Phase 1.
  2. Commercial land with strategic location commands premium prices, quarter-acre plots near highways selling at up to KSh 2.2 million.
  3. Large agricultural parcels (500+ acres) with river frontage are available at KSh 6.5 million or more.
  4. Properties with established crops, especially avocado farms sell at premium rates of around KSh 4.85 million for 1.75 acres.

Land prices vary greatly based on proximity to major highways, availability of utilities (water, electricity), soil type and topography. Red soil agricultural land with irrigation potential commands higher prices due to its versatility for both commercial farming and real estate development.

Property in Makuyu for Rent & Sale-Housing Prices

The housing market in Makuyu has the following options:

  1. Standard 4-bedroom maisonettes are priced at around KSh 14 million.
  2. The government’s affordable housing program has various housing types at different price points:
    • Social category units: Single rooms at KSh 840,000, two-room units at KSh 1.26 million, and three-room units at KSh 1.68 million.
    • Affordable category units: Studios at KSh 960,000, two-bedroom units at KSh 1.92 million, and three-bedroom units at KSh 2.88 million.
    • Market category units: Two-bedroom units at KSh 4.32 million and three-bedroom units at KSh 5.76 million.

Farm properties with residential structures command premium prices, a 4-acre property with a bungalow, servant quarters, borehole and river access is priced at KSh 5.5 million per acre.

Recent Infrastructure Developments

Affordable Housing Projects

One of the recent developments is the construction of 764 housing units in Makuyu area, Maragua Constituency. This project funded at KSh 1.8 billion started in early 2025 and will be completed by October 2026. The development has:

  1. Eight building blocks constructed on a 6.25-acre land parcel near the Kenol-Marua highway.
  2.  Mix of social housing (160 units), affordable housing (364 units) and market rate housing (240 units).
  3. ECDE center, commercial center and sports field.

This is part of a larger government initiative to develop 10,000 housing units across Murang’a County, with other sites at Makenji, Delmonte Farm and Murang’a town.

Highway Projects

The Kenol-Sagana-Marua Highway is a game changer for the region:

  1. The project involves dualling of 84 km road in two lots:
    • Lot 1: 48km between Kenol and Sagana, including bridges over Saba Saba River, Sagana (Tana) River and Rwa Muthambi River.
    • Lot 2: 36km between Sagana and Maria.
  2. The project funded by African Development Bank (AfDB) and Government of Kenya started in October 2020 and is now expected to be completed by June 2025 after missing the original deadline of December 2024.
  3. The cost has increased by 49.6%, the original contract sum for Lot 2 was KSh 6.1 billion and is now around KSh 9.15 billion.

This highway will greatly improve connectivity between Nairobi and the commercial and agricultural towns of Central and Upper Eastern regions, access to northern Kenya and neighboring countries as part of the Great North Road/Trans African Highway.

Urban Road Upgrades

Kenya Urban Roads Authority (KURA) is implementing several road projects in Muranga County:

  1. Six road projects totaling 6.9km were commissioned in February 2024 and funded by the Government of Kenya at KSh 297.4 million.
  2. Two road projects totaling 8.9km through the Annuity program have been completed.
  3. These urban road upgrades will improve access to social amenities and boost the economy by providing better infrastructure for transportation of agricultural products and commerce. 

Political Leadership

Maragwa Constituency has had several changes in leadership since its creation in 1997. The current MP is Hon. Mary Waithera Wamaua of UDA who has been the MP since 2017 and was re-elected in 2022. Previous MPs include:

  •  1997: Peter Kamande Mwangi (DP).
  • 2002: Elias Mbau (NARC).
  • 2007: Elias Mbau (PNU).
  • 2013: Peter Kamande Mwangi (TNA).

Conclusion

Makuyu and Maragwa Constituency are areas of great agricultural potential and development in Murang’a County. Despite population fluctuations in Makuyu itself, the area is attracting investment in infrastructure, housing and agricultural projects. The ongoing highway and affordable housing projects will transform the area’s connectivity and residential landscape and potentially increase property values and economic opportunities.

The mix of agricultural activities from traditional cash crops like coffee and tea to emerging high value crops like avocados provides a solid foundation. But success of these will depend on continued infrastructure development especially in transportation networks and water management systems to support agriculture.

As Makuyu and Maragwa Constituency develop, balancing agriculture, residential growth and industrial expansion will be key to sustainable development for the young population of the region.
