God Jope: A Strategic Location within Migori County
Geographical and Administrative Context:
God Jope ward is located within Suna East Constituency, one of the eight constituencies in Migori County in southwestern Kenya. Suna East was created in 2013 from the former Migori Constituency and covers an area of approximately 205 square kilometers and has four county assembly wards: God Jope, Suna Central, Kakrao and Kwa.
Migori County is a key area in the region, bordering Homa Bay County to the north, Kisii County to the northeast, Narok County to the southeast, Tanzania to the west and south and Lake Victoria to the west. The A-1 Kenya-Tanzania road passing through the county makes Migori a major economic hub.
Climate and Topography:
Despite being in the sugar belt wetlands of western Kenya, Migori County including God Jope has a generally good climate. The area has two rainy seasons: the long rains from March to May and the short rains from September to November. The dry seasons are December-February and June-September with temperatures ranging from 24°C (74°F) to 31°C (87°F) which is suitable for various agricultural activities.
Demographics: God Jope Population.
As per available data God Jope ward has a population of approximately 9,512 adults. This is a portion of Suna East Constituency’s total population of 122,674 (2019 census) which is 58,977 males, 63,694 females and 3 intersex.
Migori County has experienced rapid population growth with 1,116,436 in the 2019 census up from 917,170 in 2009. The county has a diverse demographic makeup with Suba, Joluo, Kuria, Abagusii, Luhya, Somalis, Indians, Arabs, Agikuyu and Nubians being some of the inhabitants contributing to the local culture.
Economic Landscape: Agriculture is the backbone
Agriculture is the mainstay of Migori County’s economy alongside fishing mainly because of its close proximity to Lake Victoria, manufacturing, small scale gold mining-which promotes employment within the area involving both males and females and commerce. In God Jope, the prevalence of land listings with river access and fertile soil indicates a strong agricultural potential. This makes God Jope attractive to investors interested in farming ventures or those looking for quiet residential plots with a connection to nature.
Land and Property Market: God Jope 2025
The real estate market in God Jope is land focused. As of May 2025 agricultural residential land in God Jope is priced at KSh 750,000 per acre. These are described as “clean land” with river bank access and murram road proximity.
To put this into perspective, here are land prices in other parts of Migori County:
- Kakrao (Suna East): 1/4 acre residential plots are priced at KSh 1,600,000.
- East Kamagambo: 50×100 plots near Neema School are KSh 580,000.
- Central Kamagambo: 50×100 plots near Koderobara Secondary School are KSh 800,000.
The lower land prices in God Jope compared to these neighboring areas means there is huge potential for appreciation as infrastructure develops.
While there is limited data on rental housing in God Jope, the broader Migori County housing market is active. For example in Central Kamagambo, three bedroom houses rent for around KSh 35,000 per month and two bedroom houses are selling at KSh 3,800,000. This means God Jope is largely rural with few developed residential properties.
We recently visited God Jope area in hopes of exploring further into the development strategies within the area and decided to seek opinions of the residents. Here’s what they had to say about some of the drawbacks:
“Mr.Muchina said-Market fluctuations:
The value of land can fluctuate, and there’s no guarantee of a quick sale or appreciation in value.”
“Mr.Muchiri said-No immediate income:
Unlike rental properties, vacant land doesn’t generate income until developed or resold. “
“Ms.Catherine said-Due diligence is crucial:
It’s vital to research the land thoroughly to avoid problems like unclear boundaries, encroachments, or title issues.”
Infrastructure: Paving the way for growth
Roads:
Road connectivity has been a major challenge in God Jope and Suna East. Residents have been protesting poor roads, especially the stalled Kakrao-Ogwedhi road upgrade project. Protests in 2024, including barricading of the Wasio-God Jope Road, showed the public’s demand for better transportation networks. The Kakrao-Ogwedhi road project with a budget of KSh 1.1 billion was abandoned by the contractor in 2020 and has since affected accessibility and economic activities. Future improvements in this sector are key to unlocking God Jope’s potential.
Electricity and Last Mile Connectivity:
A major step towards development in God Jope and its surroundings is the ongoing Last Mile Connectivity Project (LMCP). Suna East Constituency has been allocated KSh 1,064,09,274 for this project which will connect 36 households to the national grid.In August 2024, President Ruto launched several projects in Kamasubo Village, Suna East including the Last Mile Connectivity program and tarmacking of key roads. This is part of a national plan to connect 10 million households by 2025. Success of similar electrification projects in Migori County like the Nyamchodhre Market Electrification Project which connected 305 households and boosted economic activities is good for God Jope.
Education Infrastructure:
The National Government Constituencies Development Fund (NG-CDF) has allocated funds for education infrastructure in Suna East. However, audit reports have shown implementation challenges with several primary and secondary school projects valued at KSh 11,800,000 in 2021-2022 financial year not implemented as planned. Continued oversight and successful implementation in this sector will further boost God Jope’s long term growth.
Conclusion: God Jope’s Emerging Investment Opportunity
God Jope ward presents an emerging investment opportunity in Migori County. While road infrastructure is an area of improvement, the push for electricity connectivity through the Last Mile Connectivity Project is a game changer and will greatly improve the quality of life and economic activity.
For serious investors, the relatively low land prices – KSh 750,000 per acre for agricultural residential plots – and natural advantages like river access make God Jope an attractive option. As government projects mature and connectivity improves, property values will appreciate making it a long term investment.
Investors are advised to do thorough due diligence considering the ongoing infrastructure developments and community needs to fully take advantage of the opportunities in God Jope. This ward is developing and offers a unique blend of rural tranquility and future growth in Kenya’s southwestern region.
