Geographic and Demographic Profile.

Ngomeni is one of the five wards that make up Mwingi North Constituency in Kitui County, along with Tseikuru, Kyuso, Mumoni and Tharaka. The ward is arid and semi-arid with rocky terrain that has made water access a big challenge for residents. According to demographic data, Ngomeni has an adult population of approximately 9,879 residents, part of Mwingi North Constituency’s total population of about 145,000 people.

The area has a semi-arid climate with little rainfall, making agriculture a challenge. Current weather (as of April 2025) shows daily temperature fluctuations between 20°C and 30°C, typical of Kenya’s eastern arid regions. The constituency borders Mwingi Central, Tharaka and Mbeere constituencies, with Mwingi National Park to the east, creating a diverse ecological boundary.

Socioeconomic Conditions.

Mwingi North Constituency, including Ngomeni ward, has many socio economic challenges. About 58% of the population lives below the poverty line, one of the poorest districts in Kenya. This has necessitated frequent humanitarian interventions, especially food relief during droughts. The main economic activities in Ngomeni and surrounding areas are subsistence farming and livestock rearing. Water scarcity has been a big challenge, a 2012 survey showed that nearly half (47.7%) of the residents relied on water from sand-scooped wells, 13.7% from boreholes and 10.2% from household connections. Before recent infrastructure developments, residents used to spend a lot of time collecting water, 70% took at least an hour to get to their main water source.

Land and Property Market.

Properties for Sale in Ngomeni-Land Prices.

While specific data for Ngomeni ward is limited, current land prices in Mwingi area can give you an idea of the local market:

  1. Agricultural land in Mwingi Central (about 15 km from Mwingi town) is currently priced at around KSh 1,500,000 for a 10-acre plot. This translates to about KSh 150,000 per acre for farmland in the area.
  2. Commercial land in Mwingi town is much more expensive, plots are selling at about KSh 3,000,000 per acre. These commercial plots have access to rain water drainage systems and are marketed for mixed use development.

The price difference between agricultural and commercial land is due to the premium for centrally located properties with better infrastructure. Land in Mwingi town has access to municipal services and commercial opportunities, while rural agricultural land in surrounding areas like Ngomeni is cheaper due to infrastructure limitations and water scarcity challenges.

Development Potential.

Mwingi Municipality Strategic Plan (2024-2029) highlights some initiatives that can impact land values in surrounding areas including Ngomeni. These include land banking for future release to the market, environmental conservation along riparian reserves and promotion of local processing and value addition activities. These strategic initiatives will influence future property values as infrastructure improves.

Recent Infrastructure Development.

Ngomeni ward has benefited from several infrastructure projects in recent years that are addressing the historical challenges and creating new opportunities:

Water Infrastructure.

The most significant recent development is the implementation of water harvesting solutions to address the water shortage:

  1. The World Bank in partnership with the Kitui County government has funded the construction of 20 sand dams across the county at a cost of Sh30 million. One of these dams is at Kavaani seasonal river in Ngomeni ward, providing water to residents who used to walk 7 kilometers to Kasiluni wetland.
  2. Rock water catchment systems have been implemented to harvest rainwater from the area’s rocky surfaces. This innovative approach takes advantage of Ngomeni’s rocky landscape, where each hectare of rock surface can provide substantial water yields from rainfall. According to local engineers, one hectare of rock surface can provide 1,000 cubic meters (one million liters) of water from every 100 millimeters of rain.

These water infrastructure projects have gone beyond just water access. Schools in the area have registered higher enrollment rates, especially among girls who used to collect water. The improved water has also enabled better hygiene practices and supported environmental conservation efforts.

Road Infrastructure.

Transportation infrastructure is also improving:

  1. Kenya Rural Roads Authority (KeRRA) has issued a tender notice for the development of C254 Ngomeni-Mandongoi road in the 2024/2025 financial year. This road project will connect Ngomeni residents and stimulate economic activity by reducing transportation costs and access to markets.

Educational Facilities.

While specific details on educational facility improvements in Ngomeni ward are limited, the increased water has positively impacted school enrollment and attendance:

  1. According to Elijah Matiku, head teacher of Ngolibia Primary school in Ngomeni, “We have attained the required quota for student admission and 90% of girls who used to join water trekking are back to school. It’s amazing.”
  2. Schools in the area have established environmental clubs that teach children about water conservation and environmental preservation, creating a generation aware of sustainable resource management.

Conclusion.

Ngomeni ward in Mwingi North Constituency is a microcosm of Kenya’s arid and semi-arid lands. While historically water scarce, poor and infrastructure limited, recent development initiatives-particularly in water harvesting-are making a difference for the residents. The rock and sand dam water catchment systems show how local solutions can solve fundamental problems, with spin off effects on education, health and economic activities. As road infrastructure develops and strategic plans are implemented, Ngomeni will get more connected and economic opportunities.

For investors or residents, Ngomeni is an evolving landscape where infrastructure is improving living conditions and potentially property values, but climate, water and rural service delivery challenges are still key considerations.
