Bamba is one of four wards in Ganze Constituency, one of seven constituencies in Kilifi County along the Kenyan coast. The ward got recognition through a traditional song “Safari ya Bamba ni Machero” (The journey to Bamba is tomorrow) which referred to the area as remote and advised travelers to start early so they can reach the area on time. Today however, with improved infrastructure Bamba is much more accessible.

The area is both a ward and a location within the larger administrative framework of Ganze Constituency. According to the boundary data, Bamba is one of thirteen locations in Ganze, alongside areas like Bandari, Dungicha, Ganze, Jaribuni and Sokoke. Administratively Bamba falls under Kilifi County government and national government structures.

Demographic Profile.

Population Statistics.

As of the 2019 census, Bamba Urban Center had a population of 2,015 with a gender distribution of 918 males (46%) and 1,097 females (54%). But more comprehensive population data for the wider Bamba area shows a larger population of 3,854 with 1,733 males (45%) and 2,121 females (55%). This difference is likely due to the difference between the urban center measurement and the wider ward area.

The population density in the urban center is high at 11,087 people per square kilometer with the area covering approximately 0.348 square kilometers. This means a concentrated settlement pattern in the urban core.

Age Distribution.

The demographic profile of Bamba shows a young population with a median age of 16.1 years (14.9 years for males and 17 years for females). The age structure shows that the largest segment of the population is children under 5 years (673), followed by children 5-9 years (628) and 10-14 years (546). An example of the high end market is a 3 bedroom house listed for KSh 70,000,000 in August 2024. This “Villa Vipingo Ridge” property has 3 rooms (2 en-suite), 3 bathrooms, 2 living rooms, kitchen, dining area, large rooftop terrace, 2 swimming pools and spacious gardens on a 3/4 acre plot. This is a far cry from the historical average house prices which were KSh 4,950,000 in 2022-2023.

For more modest homes, 2 bedroom houses in Bamba were priced at an average of KSh 5,000,000 in December 2020. This price has remained relatively stable throughout the year.

Residential Land for Sale in Bamba-Land Prices.

Land prices in Bamba vary greatly depending on location, especially proximity to the beach and amenities. Current listings show:

  1. “Controlled Gated Community Beach Plots” selling at KSh 2,990,000 (as of July 2024). These 50×100 plots are located near Bofa Beach, 30 meters from the shoreline with amenities including water supply, electricity and perimeter wall security.
  2. Mixed use land parcels for commercial apartments, holiday homes, cottages and residential purposes selling at approximately KSh 1,500,000.

The real estate market in Bamba is served by several agencies including Furaha Properties, Land And Plots For Sale Kilifi County and Regent Homes Limited. The emerging property market is a reflection of the growing interest in the area which is likely driven by the improving infrastructure and proximity to the coast.

Recent Infrastructure Developments.

Water Supply Projects.

One of the biggest recent developments in Bamba is the completion of water supply projects that have addressed the historical water scarcity in this water stressed region:

  1. A major water supply project serving over 11,000 residents was recently completed at a cost of Sh 100 million, funded by the national government through the Water Fund and the European Union. This project saw the launch of seven water stations at Mtangani, Midoina and Gede villages by Cabinet Secretary for Water and Irrigation Alice Wahome and Kilifi County Governor Gideon Mungaro.
  2. The Bamba-Shirango Water Supply Project, costing Ksh 100,225,062, benefits 11,828 people across Rimarapera village, Mitangani, Midoina and Gede sub-locations, covering approximately 73 square kilometers. The project has connected essential institutions including dispensaries and schools to reliable water supply.

Before these developments residents had to transport water from Mariango and Silaloni in Kwale County, traveling over 10 kilometers and paying Ksh 10 per 20-liter jerrycan. These water projects have improved quality of life and created opportunities for agricultural development.

Road Construction.

Transport infrastructure has seen significant upgrades:

  1. Construction of the 56-kilometer Bamba-Ganze-Kilifi road was launched at a cost of Sh 2.1 billion. This modern bitumen standard road is expected to be completed within two years and will connect Bamba to major urban centers.
  2. A new tarmac road now connects Bamba with Miritini in Mombasa County, has improved transportation speed and regional connectivity.These road projects will boost development in various sectors including tourism, agriculture, education and healthcare by connecting rural areas to urban centers.

Electricity.

In July 2024 President Ruto launched the “last mile connectivity project” in Bamba extending electricity to more households and businesses. This is part of the overall effort to connect the entire constituency to electricity.

Health Facilities.

Health facilities have also improved with the construction of a new health facility by World Vision in Rimarapera within the Bamba Area Programme. This has made it easier for residents who previously had to travel 6 kilometers through rough terrain to access maternal and child health services.

The “Mother to Mother” project aims to address the high maternal and child health challenges in Kilifi County which has the highest stunting rate (37%) among children under five years.

Conclusion.

Bamba in Ganze Constituency is changing fast with huge investments in infrastructure. Water supply, roads, electricity and health facilities are transforming this historically neglected area. The real estate market is reflecting this with various property options from affordable land to luxury homes.

Despite these positives Bamba still faces the same socioeconomic challenges as Kilifi County including high poverty and food insecurity. The youth presents an opportunity and a responsibility to invest in education, healthcare and economic opportunities.

As infrastructure matures and connectivity improves Bamba will continue to grow and potentially become a major settlement in Kilifi County with better living standards for its residents. The ongoing investments are good news for this emerging ward in the coastal region of Kenya.
